Introduction
In response to the uneven fundamentals in local real estate markets, we recognize that many properties now offer more attractive cap rates. Current market conditions have led to an environment wherein available capital cannot meet the demands of the properties that are available for acquisition. As a result, a focused strategy, a specific business plan for each property, and the ability to execute that plan is vital to success. Our investment plan is simple:
• Maintain and expand our extensive deal sourcing capability and capitalize on our network of relationships to tie-up off market deals wherever possible.
• Identify properties that are under-utilized or inefficiently operated.
• Be “tactical” investors; have a game plan for maximizing the value of each property.
• Acquire properties that will benefit from our team's unique set of business experience.
• Consider properties that may require property enhancements or construction completion.
• Continue to apply “basics” investing to realistically price and underwrite our purchases.
• Maintain outstanding financial partner relationships to facilities our ability to move quickly on opportunities.
• Use our broad multi-disciplinary resources, deep local market knowledge and asset management expertise to effectively execute the business plan.
• ID properties that are value priced.
