INVESTMENT CRITERIA

  • We consider Class A, B, and C properties with an emphasis on current cash flows and reasonable upside potential. We actively seek value-added opportunities such as asset rehabilitation, lease-up risk acceptance, market repositioning, major tenancy changes, and operating inefficiency improvements. Our anticipated holding period for these properties ranges from two to six years.

  • We prioritize properties with a strong historical occupancy record. We focus on creditworthy tenants, both public and private, who can finance a minimum of 65% of the purchase price with third-party debt. Additionally, we consider non-credit tenants with a proven track record of strong occupancy and timely rent payment. Our anticipated holding period for these properties is medium to long-term, typically five years or more.

  • We look for unique opportunities in established communities that have been affected by the current economic environment. We prioritize properties with a strong comparable sales history, recognizing their potential for value appreciation.
